Clarification - Third Bedroom

My response to Joel's concerns about my idea for a third bedroom:

"The new bedroom will need a closet and that just eliminates the desk area. No other part could really fit such a deep enclosure without really creating a strange layout in the room."

We have a built-in closet already. It's in my mockup. We just need to install closet rods and move the contents to the new pantry.



Add to that the bedroom has two pocket doors and it just seems to lack privacy.

The benefit of having the two pocket doors is that it increases resale value as a "flex room" and feels more open and spacious - like this.

As for lack of privacy, best to ask my mom and Corrina and her family their opinion since they visit most often. As for who else might live with us in the future, we can't design our home around the unknown. They are night owls, whereas you and the little one turn in early (very), plus the space is away from our bedrooms. So really, when would it be an issue? To whom?

For sure, it is way better than staying in one of our bedrooms (thereby putting us out) or sleeping on the sofa, as they have been doing for years.

That said, replacing the main pocket door with a regular door and closing off the other one would be an easy fix.

I think points 7. and 2. will counteract each other. If we all hang out in that room, there will always be complaints on any mess on my desk or any other area that is designated mine. I’ve been told I can be as messy as I want before and it always comes back around.

I have no problem never hanging out in that room together. We have plenty of other places to hang out.

However when our little one is older and needs to use a computer for school work, I would want him in that room (not his bedroom) so we can keep an eye on him. And as I said earlier, if we can't create a work space for me in the new kitchen, I'll need a place for my computer and files.

Staying in this condo means to me that we are giving up the third bedroom. I don’t see a way around that.

Once all the cabinets and appliances are cleared out (sans the closet) and the walls are resurfaced and repainted, that space will be a standard 12x18 room - bigger than any of the home offices we have shared in the past.



All we are doing is repurposing the use of existing space to better suit our needs. The square footage that my large workstation is currently occupying will now be for your use. Your 'office' will no longer be in our master bedroom. We aren't displaced whenever guests stay over. And the kitchen will be in the larger of the two spaces. It just makes a lot more sense.

To summarize:

You are the one who wants a third bedroom and a dedicated home office. Not only do we have a remarkable opportunity to have both, but to simultaneously create an open kitchen & family room, that which is important to me.

Isn't that a reasonable compromise, especially since all of the proposed changes will only increase the value of the condo?
