Must Have - Updated Everything, No Carpets

Everything must be updated, especially the kitchen and bathrooms. And for all these reasons, no more carpets.

I am done with carpets!

This would be great for our condo:

  1. Would it increase the value of the condo by more than the actual cost of the flooring? My guess is that it would, though I wouldn't know.

  2. Most people do not want carpet these days. Think statement area rugs. Or clean, spare contemporary spaces. Or Magnolia-inspired country/industrial spaces.

    1. Exactly. It's very popular and honestly - so much easier to keep clean. Really clean. Carpet in the bedroom is nice in colder climates, but that is the only place I will have carpeted again.

  4. Carpet is cheap and easy to,install. High end homes have very little carpet except for area rugs. Real woof floors are idea but 2-2.5 times more expensive than laminate. However, laminate has may beautiful options and less expensive to purchase and install. From a purely aesthetic look in a condo carpet is out....

  5. I do like carpets because they’re not as cold as hardwood or laminate flooring. The other big factor is noise. The downstairs neighbors have already complained about the sounds of our little one and having non-carpeted flooring with magnify what they hear. Our little guy is known for walking with heavy feet, let alone running and jumping! I’m not dead-set against hardwood, but it is expensive. As for laminate, we probably wouldn’t be able to refinish it, so it’d have to be something that can take a beating and still look good.

Hardwood and laminate flooring do have weaknesses, too. With the sizable amount of times we rearrange our furniture, the chances of deep scratches are huge. I think that has to be considered.

As for updating everything else, the bathrooms and kitchen could use an update, especially our hallway bathroom. I think a tub in the hallway bathroom would help resale, if not value then in appeal, as it’s more kid-friendly, but the area is too small for a regular tub. A childless family wouldn’t mind the hallway shower, but that limits our potential buyers.

The master bathroom is a conundrum. I don’t mind the pocket door between the shower/toilet and the sink area but I’d rather have a door between the sink area and the bedroom. I wake up a lot earlier, especially for work, and showering before leaving wakes up Christine needlessly. Alternatively, using the hall shower wakes up the little one. Adding a door to the master bath should be easy to solve, a door that mirrors the door to the bedroom would be a simple fix. Other than that, the layout in the master bath is unusual and seems like a waste of space. Also, the whirlpool tub has been used once in almost ten years so that’s not a priority to keep.

    1. Definitely a fan of a door separating the master bedroom and the master bath. DEFINITELY. I also like a separate toilet area, because, you know... A pocket door is great for that, but a real door between the bed and bath is super high on MY list of things that should be included when you guys get to that spot.

As for carpet vs. hardwood, especially in LO's (and I really had to think about that abbreviation - not enough caffeine today) bedroom: you could always get an inexpensive area rug for the space in the center of his room. This would serve two purposes - you would dull the 'noise', and give you peace of mind regarding any concerns you have on his wear and tear on the hardwood. It would be a simple fix to mitigate your concerns AND be easily replaced if he destroys it - unlike a fully carpeted room.

  6. RE: Hardwood floors

I think a little clarification is needed here - we only got one complaint about noise level in all the years we've been here. Our LO gets up really early and had been dumping his cars and toys onto the floor, playing and being super loud, etc. So our downstairs neighbor - who sleeps in the room right under LO's room instead of his master BR - complained.

During the day time, noise isn't an issue as we live on a relatively busy street, there's the every day hustle and bustle from outside, we're mostly in the kitchen or family room until bedtime, and we don't wear shoes in the house. So we're only talking about the noise in LO's bedroom in the early morning hours and maybe the common area just outside.

This can be mitigated in multiple ways:

    1. We can teach him to not be so loud in his room.
    2. He won't be so rambunctious forever.

Thus deciding on a permanent home feature (carpet vs. hardwood) based on a temporary situation, and in an isolated area, doesn't make sense to me.

    3. We can use dampening compounds and underlayments per IIC and STC standards that exist to address this very issue (noise in condos, etc.), maybe even multiple layers in LO's room if needed.

As for rearranging furniture - we'd simply use furniture moving pads. You know this...

Aesthetics notwithstanding, it is much easier to keep hardwood/laminate floors clean versus carpets. This is very, very important to me.

    1. I am against teaching him not to be so noisy in his room - LOL! It is his sanctuary, after all. I vote for an inexpensive, kid-friendly area rug in the 'play area' and yes, he will likely not be so noisy with his toys as he gets older.

  7. RE: Master bath and closet remodel

I think everyone can agree that given our very different needs, styles, and difficulty in coming to any kind of remodel or design agreement - that we should put off remodeling the master bath and closet until a future date. This would allow us to spread out the cost outlays over a couple of years instead of trying to finance all of it, all at once.

And assuming we can agree to converting our kitchen into a third bedroom, if/when we feel ready to take on the next stage of remodeling, we won't need to move out since we can move into that room and still have the guest bath to use.
